The proposed project involved demolition of the Yorba Linda Public Library and construction of a 3,867 square foot In-N-Out Burger restaurant with drive-through window.
Ganddini Group prepared a traffic impact analysis that evaluated the project’s effect on off-site and on-site circulation, including review of intersection Level of Service operations for near-term and long-term conditions, simulation-based intersection queuing analysis for three site access alternatives, drive through lane queuing, delivery truck circulation, and off-street parking needs.
The study recommended minor roadway modifications to improve circulation, including storage length extension of a left turn lane providing site access, roadway widening along the project frontage to accommodate additional turn lanes at site-adjacent intersections, and on-street parking restrictions to improve circulation at an intersection approach.
Ganddini Group also prepared a Traffic Management Plan documenting typical drive through lane operations and additional measures to manage excess drive through queuing during high-demand periods. Follow up support included preparation of presentations and attendance at the City’s Traffic and Planning Commissions for response to technical questions.
The project was approved and is currently in operation.
