The proposed project involved converting two suites (6,253 square feet total) within the existing 6B Liberty office condominium building from general office to medical/dental office use, on a 4.91-acre site shared with an adjacent office building (6A Liberty).
Ganddini Group prepared a parking analysis to determine whether the shared parking supply could accommodate the additional demand generated by the more parking-intensive medical use, combining City code requirements with field-surveyed parking occupancy data and research on remote-work and telehealth trends affecting both general office and medical office parking demand.
The study found that the existing 309-space parking supply would comfortably accommodate the converted use, even under a conservative worst-case demand scenario, with substantial surplus capacity remaining.
