The proposed project involves construction of two speculative industrial buildings totaling roughly 1.9 million square feet — a 1.5-million-square-foot building and a 390,000-square-foot building — on a 92-acre vacant site at the southwest corner of 18th Avenue and Indian Canyon Drive, including new internal roadway construction and a tentative parcel map subdividing the site into two lots.

Ganddini Group prepared a traffic impact analysis, a vehicle miles traveled (VMT) assessment, a noise impact analysis, and a combined air quality, greenhouse gas, health risk assessment, and energy impact analysis in support of the project’s environmental review with the City of Palm Springs. Follow-up support included preparing detailed technical responses to public comments and attending the Planning Commission hearing.

The studies found the project would satisfy the City’s VMT screening criteria and result in less-than-significant noise and air quality impacts, with intersection improvements identified, including a new traffic signal and lane modifications, to maintain acceptable traffic operations.

The project was approved by the City of Palm Springs in July 2025 following certification of a Final Environmental Impact Report; a related expansion phase (First Industrial Commerce Center II) is now in environmental review on an adjacent site.
