The proposed project involves construction of 327,273 square feet of manufacturing space across five buildings on a 26.32-acre site east of Van Buren Boulevard along General Drive and Clay Street, with vehicular access via two driveways on Clay Street and five on General Drive.
Ganddini Group prepared a traffic impact analysis and a vehicle miles traveled (VMT) screening assessment in support of the project’s Master Application and Site Development Permit with the City of Jurupa Valley, evaluating intersection and roadway segment levels of service under existing and opening-year (2025) conditions, left-turn lane queuing, VMT screening, and site access and circulation design.
The traffic study found the project would operate at acceptable levels of service under existing conditions, with intersection restriping and signal phasing improvements identified at two study intersections to maintain acceptable operations under opening-year conditions. The VMT assessment found the project satisfied the City’s low-VMT-area screening criteria, resulting in a less-than-significant impact.
The project’s Master Application and Site Development Permit were approved by the Jurupa Valley City Council in June 2024.
