The project site is located at 401 South Western Avenue in the City of Los Angeles, California. The project site was previously developed with a car wash but is now vacant. The proposed mixed-use project consists of constructing 73 dwelling units of multi-family housing above 6,555 square feet of ground-floor commercial retail shops. Vehicular project site access for the commercial portion of the project is proposed at 4th Street. Vehicular access is also proposed at the alleyway on the west side of the project site to serve the underground parking garage for the residential portion of the project of the project. Ganddini Group prepared a traffic impact analysis for the project.
