The proposed project involved converting an existing 27,931 square foot, three-story office building on a 1.34-acre site at 20280 Acacia Street into medical office condominium use, maintaining vehicular access at the existing full-access driveway on Acacia Street.
Ganddini Group prepared a traffic impact analysis in support of the project’s review with the City of Newport Beach under the City’s Traffic Phasing Ordinance, evaluating intersection levels of service across multiple jurisdictions (Newport Beach, Irvine, and Orange County) under existing and opening year conditions, along with project trip generation.
The study found the project would result in no level of service impacts at any study intersection and no off-site improvements were required.
The building, now known as Acacia Atrium, has completed its conversion and is marketed as a 12-unit medical office condominium project, with individual units currently for sale.
