The proposed project involves the construction of 240,000 square feet of office, 66,000 square feet of studio and production facilities, and 7,000 square feet of retail. The studio and production facilities could operate 24 hours a day, seven days a week. The office space would be limited to supporting uses within the studio and the retail would be site serving, though open to the public. To support these new uses, parking for the project would be provided in a combination of above and below-grade parking structures in addition to a limited amount of surface parking. The project proposes to change both the General Plan land use designation and zoning of the property from Commercial Center (C-4) to Urban Mixed Use South (MU-S).
