The proposed project involved demolition of an existing two-story R&D office and warehouse building on a 4.07-acre site at 4 Goodyear within Planning Area 35 and construction of a new 94,195 square foot industrial facility, consisting primarily of warehouse space with a smaller office component, with two reconfigured driveways on Goodyear designed to separate trailer truck access from passenger vehicle traffic.
Ganddini Group prepared an access study in support of the project’s review with the City of Irvine, evaluating intersection levels of service under existing and with-project conditions, project trip generation, and the site’s compliance with the City’s Transportation Design Procedures governing turn lane lengths, driveway access, and spacing.
The study found the project would result in a net decrease in project-generated traffic compared to full occupancy of the prior use, with acceptable levels of service at all study intersections except one already-planned deficiency the City is independently addressing through a capital improvement project.
The project, developed by EBS Realty Partners for W.P. Carey, was fully entitled, pre-leased before groundbreaking, and completed in 2024.
