The proposed project involved redevelopment of a site west of Bellflower Boulevard between Mayne Street and Oak Street (then occupied by a public parking lot and commercial retail) with a vertical mixed-use development consisting of 91 multifamily dwelling units, a four-screen art house movie theater, and roughly 5,250 square feet of street-facing commercial retail and restaurant uses, supported by a new public parking garage under construction directly north of the site.
Ganddini Group prepared a traffic impact analysis in support of the project’s review with the City of Bellflower. The study evaluated intersection levels of service across seven study intersections under existing and 2023 opening-year conditions, project trip generation, and site access and circulation design.
The study found the project would result in no significant traffic impacts under any analysis scenario, with no mitigation required.
The project was built as The Edgeway, a 91-unit apartment community with roughly 14,000 square feet of ground-floor retail (the theater component was ultimately not included in the final development), and is now complete and operating.
