Serramonte Center Fast-Food Restaurant & Coffee Shop

The proposed projects involve reconfiguring a portion of the parking lot at the Serramonte Center shopping mall to construct a new 4,962 square foot fast-food restaurant with drive-through window, along with a separate 2,500 square foot coffee shop with drive-through window.

Ganddini Group prepared drive-through queuing and circulation analyses for both projects in support of their review with the City of Daly City, benchmarking each proposed drive-through queue length against surveyed queuing data collected at comparable fast-food and coffee shop sites in the region, along with an assessment of pedestrian and vehicular connectivity to the surrounding shopping center.

The fast-food restaurant study found the proposed queue capacity would be sufficient to accommodate anticipated peak demand. The coffee shop study found the proposed queue capacity could be exceeded by a few vehicles during weekday morning and Saturday midday peaks, with overflow queuing recommended to be managed on-site using a floating order-taker during peak periods; the overflow was found to be fully containable within the project’s own parking area without affecting site access or circulation elsewhere in the shopping center.

Both projects were built and are now operating as Chick-fil-A and Starbucks within the Serramonte Center parking area.
